What is a pier & beam foundation?
Pier and beam foundations are elevated structures supported by vertical piers and horizontal beams, creating a crawlspace underneath your home. In our field, we call them "crawl under" homes — because that's exactly what we do to evaluate them. They're common in older Central Texas homes and in areas with expansive clay soils.
Most pier and beam homes are older structures that were originally built on cedar posts. Over time, those cedar posts rot and decay — and because they are no longer up to code, they must be fully removed and replaced when we repair the foundation. Wood beams and joists can also deteriorate from moisture exposure and age, and we replace those as well when necessary.
The crawl space beneath a pier and beam home provides access to plumbing and electrical systems, but it also creates unique challenges. Piers can settle, crack, or shift over time. Soil beneath the piers can erode or expand with changes in moisture. And without proper support, floors begin to sag, bounce, or slope.
The good news: pier and beam foundations are often more accessible and less disruptive to repair than slab foundations. The key is working with someone who knows what they're looking at — and who will give you an honest assessment of what actually needs to be done.

Concrete Blocks & Pads
Concrete blocks and pads are our standard pier and beam repair solution — straightforward, reliable, and cost-effective. Pre-formed concrete blocks and pads are placed beneath the beams to restore proper support and level the structure. All deteriorated cedar posts are removed and replaced as part of this process, as they are no longer up to code. Beams and joists are replaced when necessary.
Sonotubes
Sonotubes are our premium pier and beam repair option — a custom, on-site poured concrete pier system built for lasting strength. We start by forming the footing, then set a cardboard tube former at the repair location. Steel rebar is placed inside for reinforcement, and concrete is poured directly into the tube on-site. Once the concrete has fully cured and set, the cardboard tube is removed, leaving a solid, reinforced concrete pier buried into stable ground. As with all our pier and beam repairs, deteriorated cedar posts are removed and replaced, and any damaged beams or joists are addressed as needed.
